Anyone else having a hard time finding back that will even loan for under 40K SFH? I have excellent credit a great job and money in the bank - I'm looking for a 5%-ish interest rate but banks seem to not want to lend for a smaller amount. Looking to find the right bank to build a large portfolio with, but that also doesn't seem to be enticing to them. Any suggestions?!

Hello Friends! Looking at Ohio, now, specifically inexpensive multi's in turning neighborhoods. What would you say the areas outside both cities that are increasing rapidly in value are? What would you say the best U.S markets are currently to buy multifamily units under 40K with strong cashflow/rental markets?
