Hello, I adjust going to work with a company to handle my LLC tomorrow and it should take 7 days, but this Thursday I am going to see a property, using the gas milage and a hotel which could ne expensed. Is it a big deal if the LLC is not completed yet to start deducting, or can I start was the paper begins being processed? Just wondering because I have a few big expenses coming up in the next three days but my LLC won't officially be ready by then. Also - its WAY more expensive to set up than I thought!

Thanks @Brianwhitney ! What do you like specifically about them? Have you had a good experience? Im looking for one where the landlord and Prop Mgmt company goals are aligned (finding good tenants who stay long) and not trying to uncharge on unnecessary fees when possible. Let me know!

I live in NY area and am looking at my first time investment in a sleepy town in PA (York City). This is a B- to C neighborhood but the price is fantastic, needs minimal work with strong cashflow if I can get good tenants in. I would also need to rely on a prop management company since I am far away, and likely would need to work with them to find great tenants too. What do you think as a first time investment? I am a mom with young kids and a husband who doesn't get excited about the cashflow verse the hassle but I do! I see this as cashflow, plus the learning aspect for better or worse. Thoughts?

Hello, has anyone had any successful out-of- the- box ways to find multi-family units in Westchester OUTSIDE the MLS? I want to find a deal for under 300K and everything on the MLS feels futile and ultra competitive. Any suggestions on how to get creative are welcome!
