@Hud Floyd I have been a firefighter and EMT for 20 years on a small volunteer department. It is very satisfying. I enjoy helping others. As far as real estate goes I've been slowly building for multiple years. I have 28 units and have 2 flips in progress all self managed. Working towards quitting my day job. Great topic for discussion.

Definitely. Tons of good information. The calculators are fantastic. I listen to the podcast. The meetings are a great way to connect with others in real estate and related fields. @troyjavorsky I  have a real estate agent coming in to talk about current market conditions in our local area and what she is hearing for our area going into next year.  We can also ask questions if so desired.  

@Troy Javorsky what kind of rates can you get from Max over at First National GI. They restructured mine year and a half ago. 5 year ARM was around 5.5% with 20 year amortization. It went up with the fed increases last year but they have came back down in recent months. He is fairly aggressive. Are you coming to this months meetup?

Is anyone using list to lease?  My definition would be self managing the property but paying someone ( agent or property management ) to find and screen tenants for your vacancies. You would pay them 1\2 of a months rent for placing a tenant.
