Where are most of your inquiries coming from? Airbnb, Furnished Finder, someplace else?

Most hotels only change the sheets between guests. They don't change the blankets/bedspreads. Hilton is an exception in that they switch out duvet covers between guests. I would think the button style would be easier than a really long zipper that might tend to get stuck.

One option is to use a smart lock for the deadbolt and a non-locking handle, and then keep a spare key in a lockbox outside so you can let someone in remotely if the smart lock fails for some reason.

Huntington does HELOCs on LTRs, so they may be willing to do them on STRs as well.

I have a clause in my lease that says tenants are required to carry their own renter's insurance, and they have to initial that clause. But I don't ask for a copy of their policy or verify that they are staying current on their renter's insurance because I wouldn't actually evict them over this.

We did this in order to purchase our first SFR rental several years ago, and it has worked out great.

Most HELOCs have a variable interest rate, a draw period, and then an eventual balloon payment. In this rising interest rate environment you'll probably want to use the FCF to pay down the loan or you'll find your loan payments getting larger over time. That said, I still think using a HELOC to make your first investment purchase is a great idea.
