@Marjo Naci everyone has a car. Detail cars. Get on the car TikTok to give you ideas and pricing. Look up grant cardones videos telling people your age about detailing cars.

2. From my friend that have worked near college campuses, this likely wasn't a lawsuit behavior. The series I've heard from them are crazy.

@Jason Schatz does your state allow you to collect laywer fees on them?

I would go after every after every dime to drive the point home to them not to be like that. Even if it cost me everything I would get from them, but that's just me.

@Guy Gimenez because legally without a will, all property has to go through probate. This allows the for debtors or other relatives to come forward who might be entitled to the property as well.

They might have other children that were not disclosed to the child that is selling the house. This is one of the important reasons to have a lady bird deed in states that allow it, or a proper will to avoid probate.

Medicare is one of the biggest debit collector against properties that after passed on, they want their money back.

With tank replacement, maybe 2 days of labor.

Drain field (if the land isn't full of rocks) 4-6 hours. 8 if they are slow at it.

I would get at least 3 opinions. I would also have the tank pumped before any inspections.

Also for those who do not know, tanks should be pumped at least once every 3 years. If it's scheduled in advanced it's normally cheaper than emergency pumping. I'm the range of $300-400.

The issue is due diligence for this property. You should know what utilities can lien your property if unpaid. Each area is different,some areas none can lein the property.

Garbage is an easy one, if they can lein the property,on the next tenant, you include on your lease, rent is $xxxx/month, garbage is $xx/month. Make the tenant pay you so you know it gets paid, if they don't pay, terminate the lease. Garbage isn't a big deal, you can just include it into rent.

Other utilities, this is where you get high liability. I know it used to be in Philadelphia, water was lienable. Imagine having a tenant having a leaking toilet or letting the house run for months, not paying the bill then splitting on the bill leaving the landlord stuck on the hook for thousands or even 10s of thousands in water bills that have to be paid.

In these cases, it's best to have those bills stay in the property business name and make the tenant pay the property business(landlord) and the landlord pays the bills. This way you know it gets paid and the house does not get leined.

$8, I would pay it and move on. If they really rubbed me the wrong way. I would pay it, and sue them for $8 + cost of sueing them.

You have all the evidence you need in what you just said. They just admitted to using them. If you go find the brand that they use in the store, I'm sure if you read it, it clearly states do not flush.

I would send them a bill for all of the plumbing, when they refuse to pay, I would sue them in small claims court, but you are at the point to where it might have to go to regular court for the amount. In Florida it's around 5k.

I would also get a statement from the plumbing company. Buy a box of wipes where it states do not flush and use that as evidence.

@Gigi Smith if the fridge has an ice maker or water dispenser, I would have it disconnected and capped off. If it's coming out of the wall. I would have the wall opened up, the line hidden in the wall for future use, and the wall repaired.

Also depending on the ageb of the fridge,it could be a bad seal or the door is not closing correctly from a dish towel or other object in the way. While it's running and cracked, humidity will condensate on the cool inside that is getting in the fridge.

This Tennant is showing a very clear pattern that will drive you nuts, cut into the bottom line. This is a very clear 80/20 rule. He is in the 20% of your headaches, move him along and your headaches will decrease.

#2. I would probably deny that one as well. Getting one more month for losing a good replacement for a full year not worth it.
