@Carl N. Short answer is no. Long answer, never if you bought them for your guest, it would be iffy. Trump did tax changes for things like that, including sports tickets, private boxes etc. I haven't read the rule but I would guess it's similar as likely no tax breaks.

@David P. I read though a hand full of opinions from others. California is a terrible state, she has the money to get a lawyer if things go side ways.

The biggest red flag I saw in everything, you have a bad feeling. Trust your gut, your gut is telling you something is off. You should probably listen to that.

@Paul Sandhu wow, bypassing the meter like that is a felony in most states. Did you call the power company on them?

I would check with a few laywers, I know with the eviction holds here in Florida, you could get a case if there was damage being caused to the property, maybe there is a way to skip the line if this is the case there.

@Rongsu Qi a property behind my street was on market for probably about 8-12 weeks before it finally rented over in Longwood. It was the first time in our neighborhood I seen a property go for $2400/month for a 3/2 1200 SQ ft sfh. Last one about 8 months ago went for 1800.

@Hannah Joy you might not be the money partner, but you NEED to put money in. You only need to put in a nominal amount like $1000.00 into the deal. You you be much happier at tax time, it will change your portion of the deal to capital gains from a higher tax rate.

Check with a CPA, but I believe if you only put labor into a deal, the income is treated like self employment income instead of capital gains.

@Jerrad Shepherd I would take a pit bull over a Chihuahua any day of the week. I've known more (number) aggressive labs then I have pits. There are breeds I would have a hard no on (chows, chihuahuas, husky [in multifamily, they talk a lot of smack]) but a pit is not one of them.

@Jeffrey Rittenour bleach will kill it, just not in porous materials line wood, drywall etc. Which is why it's not used in professional services, and why it "comes back". It also doesn't prevent future growth.

The ozone machine should not be used in occupied areas, it's just as bad as the mold. It can actually damage the lungs, and cause respiratory issues fyi. Never thought about it for mold spore control.

I've had to wear respirators on a few of my customers sites because they had mold when I was really sensitive to it. If my job was mold remediation on a daily basis,I would full hazmat suite as well. It can be nasty stuff if not corrected.

Interesting story.

Here in Florida with the 06 housing boom, we had a rich neighbor get build really quickly with the perfect storm of issues. The hvac system for all of the houses was over sized for the heat load, not allowing the systems to run enough building uproot much humidity in the house, they also all used the wonderful Chinese drywall. I know they had a ton of issues in those houses, I've even seen some pictures of the wiring,outlets and plumbing in the walls having corrosion issues because of the humidity and mold issues.

@Alicia Marks just passed up a hotel, that had ghost. It was also poorly constructed only a few years ago. One of the locals told me the apartments on the same hill next door also had ghost.

@Emma Hear sounds reasonable with the cost of everything going up. I probably wouldn't go with that brand, I would go with a better unit with the better warranty.

I would also spend the money (~$150 for the part) and put a whole house surge protector on the unit as well if it doesn't already have one.
