hi @George P., did you end up with a different concrete guy?  If so, would you recommend him?  I have to replace a concrete porch and a small section of driveway for a Garden City house.

I like your position on rentals, fix it right before anyone moves in. That's the same philosophy that I use.

I haven't made an offer yet as I'm still working the numbers. BUT if I do get this quad, there will be many updates of the project on BP. 

I'm looking at bringing an old 4 unit back to life. (2 up, 2 down) The 30 year old forced air furnace in the basement is dead and needs to be replaced. The question is, should I replace it with another single large furnace or 4 separate units?
 The good thing with 4 separate furnaces is that I could pass the heating cost to the individual tenant's. 
 The down side is that 4 separate furnaces most likely will cost more for purchase and install.

There is a step by step video on YouTube. Just search "creating an LLC in Michigan". I followed it and have created two LLC's so far.

The state only charges $50 to create / register the LLC. And the annual State of Michigan License fee is $25.

I'm in the small town of Pinckney. There was a Meetup REI in Howell for about 6 months but it has since dissolved. It's difficult to start a new group during the summer months.
