Escrow Specialist for a Mortgage servicing company. The experience here has really helped with the terminology and breakdown of mortgages when I do deals. Also, the Asset Managers give me some help whenever I need it.

Where in Florida? I live in Tampa and think this is the time to buy. In the last year prices have jumped up 10-20% and I only expect them to jump another 10% in the next 2 years. Good luck with your move!

Its 5% for owner occupied, 10% for investor NOO, and 15% for the rehab loan.

I mentioned it at work and found some guys that I didn't usually talk to before had the same goals as me. Now we talk on a regular basis about real estate and what we have coming up. We are even looking at doing a deal together soon. I think its a great idea unless you think that your boss would think you are not devoted enough.

Depends on the area.... Is this going to be in Soho? Westchase? Bayshore area? There are plently of areas that retail for that but some of them are just not selling for that price right now.

Jeff Lee I work for a Mortgage Servicing company in the property preservation department. Often times if there is even a hint of doubt that we are going to foreclose and it has been vacant... We will take whatever is necessary to keep the condition of the property. Includes changing locks, cutting grass, winterizing the property, etc.... I have learned that chase is very difficult to work with but you should definitely speak to the attorney and get in touch with the Asset manager managing this property to see if you can strike up a deal (of course after getting the 3rd party authorization) :)
