What I wouldn't give to be 49 again! No, you're not starting too late! You can still accomplish quite a bit in real estate before normal retirement age. I'm 72 and have been investing for 3 years. I have one SFR paid for and another with very good cash flow. And the appreciation in just 3 years is mind blowing. Hang in there and go for it!

Family men and women who die without life insurance don't just die.  They abscond with the funds.  Term life insurance is so dirt cheap that it's criminal not to have it.

I have just read that it is a smart financial move to finance your personal residence with a Home Equity Line of Credit in a first lien position, and that it would pay off your home in 5 to 7 years.  Does anyone use this method?  If so, how is it working?

Aaron:  Thanks for your post.  Yes, I want to build a portfolio but I am 70 years old and would like to create a debt free pofolio for my heirs before I die.  I am subsidizing the first rental with $1000 until I get it paid off.  Do you still think I should refinance?

My first rental is almost paid for.  Where do I go from here?  Do I refinance and use the equity to make down payments on other properties?
