@Rickey Ballard I went to the Fileplace and looked through the Wholesale contracts. I found one that was pretty simple verbage but included things like an inspection contingency and "Buyer And/or Assigns" so that I did not have to write that in. I downloaded mine to the computer. I have a PC and it asks me which folder I want to download it to. Then I pulled it up and printed it out.

@Brock Pellerin welcome to BP! I'm an investor who invests and lives in Indiana, particularly southern Indiana. Evansville is the third largest city and has tons of investors.

From what I understand, someone can only get a homestead on one property, and it has to be a property you live in. It can't be an investment property. It's different in different areas, I'm not sure whether it's state by state or even more local. Basically what it does is give you a credit to be taxed on less of the assessed value of the property. It just means you pay a lot less in property taxes.

It sounds like the question you really want to ask is how to find discounted, off-market properties. I am researching this as well. The methods I know are:
Driving for Dollars
Direct Mail Marketing
Cold Calling by skip-tracing absentee owners/preforeclosure properties
I have heard of people in Evansville Indiana simply driving around and writing on a notebook paper something like, "I want to buy your property. Call me at 555-5555". They then drop these notes in people's mailboxes.
There are also bandit signs you can put up.

Look up Transactional Funding. Sometimes a private money lender will lend you money for 24-48 hours to buy the house. And you pay them points for doing so
