Hello BP!
I was wondering if it is possible and smart to do a double close by using private money?
Hey everyone!
I'm looking for potential private money lenders who have 12+ month terms for buy and hold properties. I look forward to hearing from those that are interested.
Thank you,
John

@Travis Sperr So since I am new at this and don't have much experience in negotiating, it would be smarter for me to stay away from corporate owned for the time being?

Hey everyone,
As a wholesaler is it a bad idea to look for deals with property that is corporate owned?
Thanks!
I'm going to wholesale for now... then i will make my way into flip/rehab and rental properties
Hi everyone!
Would it be best if I have an attorney create my LLC rather than doing it myself?
Thank you

Hello everyone!
I am new to BP and I am interested in wholesaling at the moment but will try to eventually expand into flipping, rehabbing, and rentals. I have already gotten useful information in the short time on here and it has made my initial steps into the real estate world more comforting.
I hope using BP will help me even further on my way to becoming a successful investor as it has many others!

I guess my next question is, while negotiating how do I account for the lien.. Do I take less of a cut and include it in what the seller is asking for so that they walk away with the money they wanted. Or just leave the deal as is and let it come out of their earnings from the sale?
Thank you
Hi everyone!
What is the best approach as to finding an attorney that works best for me. Is it by trial and error and pay the consultation fees or is there an easier less costly way?
Thank you
