I recently came across a run down house in MD that is in a trust which is c/o with someone in California. I am going to send a letter to this person, I'd like to how do I go about it if they contact me (assessing repair costs, negotiating, contracts etc)?

If I don't double close and assign the contract should I be upfront with the seller about the possibility that I may make more money than them so that they don't find out on their own and feel scammed?

I am a wholesaler just starting out in the DC metro area and I am wondering if there are certain assignable contracts that are better than others? Also how do I fill a contract out?
