Great to see you are getting into the exciting world of factory built homes. I agree strongly with Sydney and Rachel that all the local comps you can pull will help you determine a fair rental price. When in doubt start towards the higher end of your rental-payment spectrum and lower your price accordingly or for a certain renter.

Some additional thoughts I would like to mention, even though it was not mentioned, is that many parks do not want a home owner sub-leasing or renting out their home. This is not all park but it does describe many. Make sure you clear renting with the park manager prior to purchasing.

I am not in the Phoenix area but do know investors purchasing MHs in your area. If you can send me the home and seller information I will be happy to forward the info to my local investors in the area. This is assuming of course you don't mind someone else working the lead and making the purchase offers. If we close on the home you will of course receive a finder's fee. First off let me say good for you for aiming to get educated about mobile home investments prior to moving and jumping into the market. @Leslie A. gives some great advise about mobile homes and I enjoyed her comments with regards to people having their negative opinions about the industry. If you are going to pursue any form of investing you can always lose money or become defeated if you go in blindly and take uncalculated risks. I hope this last part makes sense.

With all that said let me take the time to answer some of your questions. The answers I have for you come not as a guess but from experience working with MH investors already in SC. I have tried to segment the questions and answers below for easy reading.

1. Would it be wise to look at renovating them in this area? When renovating you may wish to fix what is wrong with the home but not to upgrade the home. Every dime you put into the MH will take time to get this money back before any profit is made.

2. Would it be better to buy-and-hold? Good question. In NC and SC we are seeing more end-users having cash-money to purchase homes from you for all-cash, versus some sort of payment plan arrangement. I say "more end-users" in the last sentence because in most areas of the country most MH buyers have less cash to purchase our MHs outright.

3. Is it possible to buy-and-hold with low cash? Yes, however you must only purchase homes you know you can sell quickly and for a profit. This takes planning and casting a wide net to make sure you know what is for sale and what your buyers will pay.

4. What websites/resources should I look at to find listings? There is an old saying that goes, if the home is on a list the deal doesn't exist. Whether you believe this or not finding sellers before their homes gets online is best for you. With that said simple sites like Craigslist are a good place to start.

5. Is this a good 'niche' market for Charleston and would it have a good ROI? If you advertise, purchase, and resell right then Yes. If you advertise, purchase, and resell for too little then your profit will be skinny and you will burn-out or lose money very quickly. I know this is a vague answer but it really does depend on you and the deals you close. Is there a good potential in SC... absolutely. It is the #1 state for the most mobile homes per capita.

The above comments go for mobile homes in parks and attached to private land as well. Make sure you know exactly what you are doing and you will be profitable. Sites like this one really help you get a clearer picture of what is to come.

Great decision on renting your land. This may be a new leaf you are turning over in your mobile home land lease career. :)

Do make sure you contact your local zoning dept, whether city or county, and they will tell you most of what all is needed for your plan to come to reality, if even possible.

Post: Sun Communities Park Takes Long to Verify Buyer for Lot Lease

Thank you for sharing this and great call record keeping. By now I hope this is all resolved?

In all my dealings 1 weeks is already too long to wait. I have only heard of one park taking a week or more time to get results back from an application. Many parks as we all know take 48 hours or less to come back with a decision.

You have done a great job contacting the park management and corporate to ask if "they need any help or additional forms". Additionally I would be personally pissed and ask them point blank "if they are purposely trying to stand in your way". Another method I may take if alright with you and the buyer would be to move the buyer in without park approval. This may not be favorable or recommended by anyone else on this site however in the real world as long as the buyer is eventually approved (or not in some parks) and the lot rent is paid the park will do little to get this buyer out because they didn't follow the move-in timeline.

Good advice from Rich and Rachel already. The only things I can add are to make sure to contact local parks to see if they have any move-in incentives they are offering that may pay for the entire move and set up. This is only applicable if you are moving these homes into a nearby mobile home park. Additionally if there are add-ons to the home (Ie. decks, porches, screen rooms, additions) this will increase the price to move.
