I am a fan of PPR funds and 7E investments. I have both within my IRA. I like their track record and the fact that their underlying assests are mortgages and not some speculative project with capital calls. Can anyone else recommend any other reputable mortgage note funds out there?

So are you saying that if the REIT sells then I have to pay the tax? Couldn't I just roll it into another reit?

You just need the courage to hire someone else to do the things you are tired of doing.  Yes they are not as good as you but you will have much less stress.  Sell off some of your losers, and keep those that are easy to manage.

I agree on selling.  I might sell some units as well.  Small business owners are struggling more than I thought.  I had more difficulty in 2024 than I did during the pandemic with turnover.  Inflation has finally caught up to us all.

Non performing assets are why the notes are so cheap and give great returns. It's best to invest in a company/fund that does this for you. It's a part of my self directed IRA.

I'm done buying inflated NNN rents at 6-7% caps. Mortgage notes at 12% with no headaches are the way to go.

Success:  Signing a deal with First Watch

Failure: Bought a retail condo, not realizing the low ceilings were such a deal breaker for a lot of tenants.

Pain: A lot of turnover this year, especially in light industrial

Aha moment:  Mortgage note investing needs to be a larger part of my portfolio

2025 Goals: Less Investing and more pickleball!
