One more thing.  

People are like apples good and bad.  Juts like apples you some times have to uncover the rottenness. 

When I take apps I narrow it down to a small group.  If I don’t get enough I’ll meet ppl but hold off renting unless I get the perfect applicant.  

In my process in this type of neighborhood unless I personally know the applicant....

I meet them in person within a few blocks of where they live and interview them. If that goes well and they pass that meeting...

I bring up they live close by let them know they just passed the interview.  

And ask to inspect their current residence and try to meet the landlord.  See the rest of the family. 

I’ll be with these ppl For years.  The extra few minutes is well worth it.

@Eric M. So your saying you’ll take all the druggies and prostitutes from local landlords. Sweet. Your a gentleman  landlord.

Rest of you lower class types like me.......i usually don’t get many apps from the street ppl, prostitutes etc.  

So it’s not even an issue.  

If I did I would look over all applications carefully and use my judgment to pick the best tenant.  Note the process.  

Income wipes out most prostitutes druggies and dealers.

@Viron Hale hard money and my money.  A few investors. That’s one of the things I need to work on. Rates around 10 right now that can suck the wind out of you after 2 years.  That was my turn around time on the last one.  

Starts to wear you down. So if would see if you could find cheaper money.  

I had a bank lined up to take me out of the hard money but they chickened out. Hudson valley federal credit union.  

Banks suck.

I think you weren’t directing your comments to me, but I did see them.  

What we do is tough enough and it’s bard to get people to come here and talk about it. 

BP puts up full names and the city your from some people could read this and track folks down.  

I would lean away from suggesting someone is committing a federal crime without more evidence that they did.  

Screening in these areas is one of the best tools a landlord has. That successful landlord above isn’t talking about race or religion the way I read it.  He’s talking about morals.  

When I’m cleaning up areas like that I’m not trying to change the racial makeup of the block.

 That would be insane.  

That wouldn’t last. It’s way easier to use what ever ppl live nearby already and are looking for better housing.  

 You can change a block by taking away the druggies, prostriitues etc. given. That’s a fact. 

I would not suggest that anyone try to bring in a new group.  Juts make sure who you bring ain’t a criminal enterprise, a junkie looking to cut down on copping commute. And your good.  Any good tenant will do.  

Side note.  I don’t do credit checks.  None of my tenants would pass.  And I do section 8.  I have a good relation ship with them and they know I have nice apts, I feel like sometimes they send me good tenants and sometimes they don’t. I screen either way.

@Michael King you picked up on how bad my english is.  No argument there.  Nice work.  

The typing I can work on, it’s not proofreading. Sometimes it’s because I’m in a hurry to make dinner...other times to wipe a butt. 

I have three young kids and I take care of them my wife works. Other times it’s because I’m working and have to run.

I type on the bowl and I’m a fireman.

I’d have some use for your comments if I could print them on soft paper right now.

The English? I got kicked out of school for too many fights at 13. I was working on my trade.

You type pretty good. Good for you.  Everyone has to have something.  


You go back and read your comments? You think your contributing here?  Silence or q work better.

Ferguson? Yeah. That’s what I was talking about when I said making jokes about ppl getting killed   Rioting.  

I never said you had to leave. Just said I wouldn’t mind. 

In the meantime you’ve achieved one thing.  

It doesn’t matter what you type after this I will ignore your comments.  Your buddy too.

Both and also buy/hold/fix the street problems and sell when I’m low on cash.  

Detailed post on some deals.

I talk about a lot of what I’ve been developing above...

The strategy I detail here has almost bankrupted me a few times so I’m learning to sometimes sit with a property then groom it for sale while I work on the outside problems.  Plus fixing the street provide way more value add then working on the inside.  

So then you can refi easier.

You ever read crushing it in commercial and multi family investing....Brian murray.  I might have butchered the title. He’s an upstate investor.

I’m no lawyer but I do know you can get sued for anything.

I think there could be some liability here if someone invests in that 19% CoCR deal posted above with Scott Steffek name on it after BP was alerted one of its members is scamming people.

Won’t help the OP but as I’m sure you know with scammers that money is gone.

If someone invests in that deal today and loses money six months from now I’m pretty sure a scammed party’s lawyer Would take a long look at this thread.

Like I said. I’m no lawyer. Me I would take the ad down. Just my .02
