I am needing a mentor or someone so sit down to talk about getting started in real estate. i am eager to learn and and wanting to get into my first deal within the next 6 months but i fell like there is still a lot i need to learn. someone to show me the ropes sort of speak. i am in Stillwater Oklahoma and i am finishing up my degree right now and will graduate in December.  if anyone is interested in helping me out let me know it would be greatly appreciated.

what % do you hold back out of the rent payment to account for repairs, vacancy, ect. ? or if you do it in another way let me know.

is the county assessors a good reference for determining the actual value of a property?

I am new to real estate. so new that I have not done a single deal lol. trying to learn a little before I make a move. my main question is how do you decide which market/town you want to invest in and what are the indicators that the market/town fit this criteria

@Dustin Beam  so basically  you're looking for a higher percentage compared to the total price rather than just more flat out cash flow.
