Hi everyone,

I'm looking to connect with a Real Estate Agent and Property Manager in Georgia.

I'm an investor from San Francisco and am looking for a duplex in the Atlanta region to invest in. My main goal with this duplex is cash flow.

If you have any other suggestions for regions in Georgia, I am open to hearing about other areas and what they offer! I've been to Georgia once before but wasn't able to get a good sense of what the area offers or what the market is like.

Anyways, I'd love to connect. I'd buy you a cup of coffee if I could, but I think a PM or phone call might be the best place to start!

@Brent Coombs haha no relation, but he is pretty funny :P Thanks for the advice. The bank I use will hopefully be my primary lender. I've got a good relationship with them, so I'm hoping they'll be my primary lender for the first, second, third deal..

@Fred Heller Thanks, that is super helpful. I actually didn't know pre-approval letters were so important. I'm new to this so every little nugget of advice is helpful.

Also thanks for the great advice about property managers and realtors. The hope is to find really trustworthy people to work with and I think I'll probably start by looking through BP to see if there are any pro members out there who I could work with.

Hi everyone,

I started my search for my first property (out of market) and could use any/all advice for two questions. And sorry for any very obvious questions; this is the first piece of property I will be purchasing.

1. Order of tasks

I have some market research and have started looking through properties for deals. Should I be securing a loan with my bank first? Does that come after I find a good deal and negotiate a price with the owner? I have very good credit, good income, and just enough capital to fund my first down payment. I'm coming into this with little to no experience in real estate, so I'm completely lost on what I need to be doing first.

2. Building a team

Since I am looking to purchase my first property in another market, who are the essential people I should be looking for my team? I have an accountant that I work with locally, but do I need another one from the market I'm looking in? 

I am under the impression I absolutely should find a real estate agent and a property management company to work with in the market. Is there anybody I'm missing?

Hi everyone,

I'm new to the community. I have a secure, flexible job with a stable paycheck. The current loans I have are a car loan and student loans. I currently rent and don't have a mortgage.

I don't have enough capital for a down payment in the Bay Area, so I think my safest bet would be to buy a rental property in another market.

Does anybody have any advice on how to get started? Thank you all for your help!

Hi everyone,

I'm glad I found this community! I'm just getting started and would love any and all advice or encouragement you have to give. I've been reading books, watching webinars, and doing as much research as I can. My short term goal is to have 4 rental properties by the end of 2017 that generate positive cash flow.

One reason I have hesitations are the incredibly high real estate prices here in the Bay Area. I'm looking at single family homes (2br, 2ba) starting from around $700k. I don't have the capital for huge down payments, so I'm not sure what the best way to get started is. Should I look at different markets?
