Hi Maria,

I know a good insurance broker that will almost certainly be able to get you coverage for this. Feel free to reach out and I'll send you her contact!

Hi Abraham,

I'd be happy to help you out on the lending side and can certainly recommend a good agent up there as well. I have some good options for STR loans that will allow you to qualify with Airdna projected rental income, instead of long term rental income. Feel free to give me a call anytime to discuss your plans!

What's most important is simply having an itemized scope of work for the $70,000 rehab--you want to be able to explain how you got to that number and what exactly is going to be done to the property. The holding period of 60 days is also likely too quick--it's counted from the time of purchase to the closing date when you sell it, so I would plan on at least 90 days since you need to completely finish the renovations, take photos, list and market the property, get under contract and then another 20+ days to close (if it doesn't fall through during inspections etc).

Hi Tonya,

Kevin is correct--both serve different purposes but are equally as important. I recommend shopping around though, as you will find very different prices for those services. I typically recommend Nation's title services as they have very low fees.

Quote from @Cleiton Levinski:

@John Karg I greatly appreciate your insightful advice. I'm eager to connect and delve deeper into the subject. While grasping the overarching concept seems straightforward, I'm aware there's a wealth of intricate details beneath the surface that I'm keen to understand better.

Sure thing, feel free to give me a call anytime!

Very interesting! I would say to think about the long term--there may be bumps in the road, but Jacksonville and all of Florida is very well positioned for the next 10+ years.
