Hi Kris,

The main benefit of a sub to deal right now is taking advantage of the lower interest rate that the seller has. If they are forcing you to refinance after a year, you would lose this interest rate and payments likely would go up dramatically. Just want to make sure you take this into account!

I think there's definitely an aspect of seasonality, as people don't like to move in the middle of the school year and right before the holidays. Certain markets may also be experiencing a bit of a slowdown as well in the rental market.

Hi Bryce,

Congrats on getting licensed! Training will depend on the brokerage, but the most important thing is learning every clause of the Florida As Is contract that is used for almost every sale. I can send you some great YouTube videos that go over it in detail if you dm me. Also, I would recommend checking out LoKation real estate in Pompano Beach, as they offer 100% commission minus a flat fee and have great support (I was with them for a while as an agent). Hi Shahid,

I can speak to the loan side of things. I would recommend a "single close" construction loan. This will let you have only one closing for both the construction loan and subsequent 30-year mortgage after the build is complete. It's a lot simpler than doing separate closings and can save on fees as well. Feel free to reach out with any questions!

Hi Marilyn,

I'm sorry you've had this experience! How much in total would you be seeking? You can sue for up to $8,000 in small claims court, which would save you a lot in lawyers fees. Additionally, you can submit a complaint against their contractor's license with the DBPR. And of course, before taking either of these actions I would let the contractor know that you will be persuing these legal avenues and give them a chance to fix the situation voluntarily first.

I'd definitely recommend playing by the rules and getting the license. You never know when they are going to get strict, and if you have been operating without a license there could be fines and back fees.
