Post: Looking to hire a new builder to complete the new building

Hi Venkat, are those items that were supposed to be done by the original builder? If so, it would complicate things quite a bit with permits etc to switch builders mid-job. As slow as they have been, it might still be best to stick it out with them until completion. 

If you have a need for a long-term loan after completion, let me know.

Property managers have a tough job in delicately managing their relationship with both the tenant and landlord. For this reason I have a lot of respect for those that work as PMs. However, even with a great PM the landlord must still stay on top of what is going on at the property. So many of the trashed rental properties that I've seen have been with out-of-state investors that never visited the property for years, blindly trusting that their PM was paying close attention to it.

Looks great! Are you selling the property, or just the furnishing? A potential buyer could use your Airbnb rental history to qualify for a loan. Feel free to reach out if you're interested in advertising this with the home.

Hi Joshuam, 

If you put someone else on the title, they will have an equal ownership share as you. To specify that they are only a 7% owner of the property, you would need to create an entity such as an LLC with you having a 93% share and them 7%, and then using that to buy the property. That would complicate things quite a bit however.

Are you trying to use a FHA loan to buy a primary residence, with someone else covering your down payment? This is only possible if the person gifts you the amount--it can't be any type of loan or equity transaction. A better option could be using a 100% LTV FHA program. Essentially the same lender that makes the FHA loan also gives you a loan for 3.5% to cover the down payment, leaving you with only the closing costs (which you can get a credit from the seller to cover). I know lenders that offer this in Florida--feel free to reach out if you're interested.
