If you are paying cash or have access to hard money there are quite a few quadraplexes in central Florida. They have some that are ready to rent, some that need cosmetic upgrades, and ones that need full flips.

Short term rental is always a larger gamble with more headaches than a long term rental. There are more moving parts between cleanings, reviews, keeping inventory of a furnished place, bookings, new people every few days, people not understanding the difference between an airbnb and hotel etc. Long term rentals are a for sure thing however you get a bad tenant and you are stuck them for an extended period of time. You are going to get paid every month and not going to have to worry if your place will be booked or not. Property management companies are valuable especially if you are living farther away because they deal with the headaches in any rental. They can help get you a high quality tenant for the most money possible.

The market has definitely slowed and cooled down. Have you had a realtor do a CMA for you? The zillow estimates are garbage because they are based on the amount the listing is not on what they actually rent for. We have found that many of our properties, we're located in Kissimmee, have gone down some in terms of rental value. I would love to chat and see if there is anything I can do to help you get your property rented out!

check out some of the STR only communities in Davenport. Regal Palms, Bahama Bay, etc. In some of the communities with higher HOA they include things like cable, internet, unitilities, etc that you would end up paying for any way. In Davenport you can find some townhomes for under $300k. Do your average night rent and occupancy % to make sure you are getting a profitable property.
can you use a different property management company or are you forced to use the one that is associated with the community? Sometimes that will make a big difference in terms of dealing with issues at your property. I am starting a new job as the business development manager at a property management company in Orlando. We're looking to grow 4 fold from 300 to over 1200 in the next few years. I would like to know what kinds of experiences people have had with property managers in the Orlando area. What was the greatest thing that they did for you and how could they improve? I'm looking to connect with investors so we can improve our product!
