Good point Jim, although there are still areas in Chicago where the rent to expense ratio is still attractive and can find good cash flowing rentals. So areas are out of control with taxes and need to be careful there.

I have a unique deal for all the Chicagoland wholesalers (or motivated sellers) out there. I am looking for an investment property, but have very wide guidelines.
I am seeking:
1. A fix and flip anywhere in cook county and dupage county. Purchase price under $150k, rehab $50k or less, seeking $35k or higher.
2. 2-4 units: seeking value add opportunity via $65k of rehab or less or increase in rents.
3. 5-12 units: seeking value add opps via $100k of rehab or less, or drastic increase in rents.
I understand that this is a wide net to cast, but I this is what I am looking for currently. If you have properties that match this criteria, I want to talk NOW. Looking forward to it.
