Hey all,
My company just got 25+ turnkey properties in hazel crest, Illinois and Markham, Illinois and looking to sell these properties to a bulk buyer. Either all or any bulk purchases are accepted.
These are all turnkey, fully tenanted and recently rehabbed beautiful houses. Some tenants are section 8.

I completely agree with @Arthur L Dusenbury. Berwyn and Cicero are tough. Cicero is even closed on Fridays! It's very hard to get BP's approved in a timely manner. We are doing a flip in cicero and a simple bathroom remodel (among some other items) has taken months beyond what we expected.
You will spend more than you think and will take longer. However, where there are problems for some, there are opportunities to others. It is a very hot area, however, if you can make contacts, and speed up the process where others can't...you can make a lot of money in these areas.
start networking and get to know people who work in the city.

Hey Lennon,
I just started researching the forfeitures program in Chicago. My first step was I sent direct mail to everyone on the demo list to see if I can first purchase the house directly from the seller. Then I would go through the process of removing it off the demo list myself.
I called a gentlemen who works for the city who has been very helpful. If you want his contact info, I can dig it up. he basically said to fill out a forfeiture form for each property and submit to him. then they will do an extensive background search on your experience and if you can actually rehab the property.
I'm not at that step yet, but will be soon.
