we are experiencing something similar with a property in western nc. its a large investment home, in a good area. we offered it at 100 per sqft . we have not had the attention it should have . i assumed it was due to storms , elections, interest rates. i could be wrong we may pull it from the market and finish it.

just a thought but maybe ask someone in your mortgage company ? i ve always felt subto could be tricky is the bank knows there asset changed owners with them holding a lean?? i believe they have a right to ask for full payoff if from the buyer if they knew. just a thought to pitch to your lawyer.

Im no expert by far . my thoughts would be if the rate is fixed and the property cash flows now then its only upside from there with rates, refi, value adds , rent roll increases ect. if there IS no cash flow at the current rate there are the down side to consider repairs, bad renter issues, ect ect . I look at deals for what they are today. if they cash flow today i feel i can maintain or better cash flow.  

just my rookie advice

thats what im running into but i do have other options, i was just looking to have the property stand for its self.  owner finance is out on this property its to good of a deal the seller wouldnt have any trouble selling it. thanks for the advice
