Good point Nabil and thank you for mentioning that. I have actually not activated my license under a broker for that specific reason. I am inactive until I do, and I was advised that as long as I am not acting as a realtor on any deal that I am wholesaling on I should be ok.

Hello everyone. I am a realtor in the Los Angeles area that has recently started to pursue wholesaling, mostly focused on probate sales. I am looking to build my network base of buyers and wondering if anyone has any experiwnce with the investment group Los Angeles Real Estate Investment Club? Is this group worth my time and money in your opinion? Any experiences that you can offer would be appreciated. I am also looking into Renatus. I’ve seen a number of posts on this forum with mixed reviews on them.

Thank you for the advice Mark. After several trips to the probate court, I think we are in our way now. I will post more questions as they arise. Thank you for the advice.

"Notice of Petition to Administer Estate" is the probate heading that will be your starting point.

I am venturing into a partnership where I will be splitting commissions on wholesaling deals. Does anyone have any sample contracts or examples of how you can equitably split commissions on deals between parties when you are partnering on wholesaling deals with someone?
