Well the one I am referring to meets out here in Los Angeles. Maybe it is affiliated? It is called the Los Angeles Real Estate Investors Club. Here is the link:

Good point Nabil and thank you for mentioning that. I have actually not activated my license under a broker for that specific reason. I am inactive until I do, and I was advised that as long as I am not acting as a realtor on any deal that I am wholesaling on I should be ok.

Thank you for the advice Mark. After several trips to the probate court, I think we are in our way now. I will post more questions as they arise. Thank you for the advice.

You'll need the decedent(s) name and probate case number. I cross reference the decedent's last known address to make sure he/she owned the property.
"Notice of Petition to Administer Estate" is the probate heading that will be your starting point.
Every probate file you research is a real estate opportunity.

Thank you for the heads up. We were able to reach terms as of yesterday at 50/50 split and are moving forward. I appreciate the advice

I am venturing into a partnership where I will be splitting commissions on wholesaling deals. Does anyone have any sample contracts or examples of how you can equitably split commissions on deals between parties when you are partnering on wholesaling deals with someone?

Great post. I am in this same situation now here in Los Angeles currently and this advice is very helpful. I am curious if any of you all are still doing probate sales here in the Southern California area and wouldn't mind me inboxing you with a few questions?

@Jeremy VanDelinder keep me posted for any future related work. I am in the area and looking to get my feet wet with more experience of any kind in the market.
