Great flip/Rental opportunity in Glenn Heights. House has great bones. I believe you could rent it out as-is, there was only one rental comp in the adjacent neighborhood for $3,000/Month, I believe you could get $2,300+. Didn't really notice any foundation issues, but will have a bid shortly. None of the comps are really updated at all, most are original with some minor bath/kitchen updates that appear to be done by the home owner. I based our NPO conservatively at $122/sq ft and believe you could achieve higher based on the finish out. You do not need to go overboard with this one. I agree it is one tool of many. I post 30-40 distressed properties a month on there for buyers looking to fix/flip or build a rental portfolio. I prefer building relationships on BiggerPockets and other investor minded platforms though. We buy and sell from individuals, other wholesalers, Realtors, anyone if we can get the numbers to work.

Solid Casa View Heights Flip!!! Our investors have had great success in the area of Dallas. This house is already partially rehabbed with beautiful refinished hardwoods and almost completed master bath. $40 to $45k will go a long way to make this property amazing. I would blow out the kitchen and secondary bath, put new windows in the house, paint the brick outside to dress up curb appeal, new light fixtures and misc. Most houses have chainlink fence but I budgeted for a 6ft, wooden fence. There is a room/office right when you walk in, which can be your 4th bedroom. With most comps being 3 bedroom, this is a nice selling point. The sold comps range from $157 to $197/ft. Land value is through the roof in this area. Original one story bungalows are being rehabbed with style and high end new construction is also present.
Original house is pier and beam with a well done slab addition containing a large utility room, master suite and large 2 car garage. Kitchen needs to be opened up. Kitchen and baths need a nicer finish out.
Values have appreciated dramatically in this area and continue to rise. Let me know if you have any interest!

Mostly owner occupied Mesquite neighborhood is where this 3/1/Enclosed 1 car garage deal is located. Enclosure could be 4th bedroom. The enclosure was done very well. Home has good curb appeal as it has been painted on the exterior. It does however need work through out interior. Another nice feature is the large lot the home sits on. Nice back yard. Not a ton of rent comps as the neighborhood appears to be mostly owner occupied. I have included 3 rental comps along with the sold comps in the property info packet. Home would make a great buy and hold as a rental or a owner finance deal.
