I am looking for some of the experience apartment investors out there to regale me with some stories about unlikely/unusual/out-of-the-ordinary things that have been discovered in the inspection/due diligence period of buying apartment properties. Whether they are in Virginia, California, New York, Florida, or anywhere in between, I would love to hear some tales of the nonstandard things you all are aware of in vetting your deals. @Kyandrea Fowlkes - There are some forms for wholesaling in the "Forms" section here at Bigger Pockets, as well. Hope that helps direct you some. I am not aware of a single standard form to wholesale properties in VA.

@Matt Tobin, I was just at a presentation for Washington Capital Partners, met one of the principals, and they are doing lending all over VA, especially in the DC Metro and Hampton Roads (757) markets. I have not done a deal with them, but they seem to have some interesting programs for lending. https://www.washingtoncapitalpartners.com/ It may be worth checking them out.

Danielle, hope all is well in beautiful St. Augustine. I am a real estate attorney and investor in Virginia. Here are some good starting points with questions vetting the attorney: - Ask for what types of clients they represent. They won't be able to tell you who, due to confidentiality, but you can start there. - Get examples of the types of deals they have done. Ask pointed questions that only someone having done MFR deals would know (looks like you have knowledge about the industry, but haven't done your first deal yet, therefore I assume you would know some good questions). You can also ask what they know about the market, which is a good at to test if they are actually doing deals for clients in your area. - Make sure they know a good bit about the zoning laws in your area. - Ask how many deals have they vetted and closed for clients in the past year. - Ask what would a typical due diligence checklist look like when they are helping you go through a deal. - If they are helping you vet or obtain financing, ask which lenders they have worked with and/or for in your area. If they have good commercial lending relationships, that can help. - Finally, ask for some references. May seem weird for an attorney, and they will have to get permission from their clients, but a good real estate attorney should have some good references. - Also, you can ask other reputable brokers in your a area that do MFR deals who they might recommend. Hope this helps as you look for the right legal rep for your team.
