Hi, I need some advice or direction.
I currently own Commercial and Residential Rental Property, Student Housing, and one mobile home park. We just put 2 new mobile home parks under contract and would like to move to some sort of property management software. We currently manage all our property in house with spread sheets and google docs. Any direction on a good software would be awesome. I have read about a ton of software from park side kick to Quicken Rental property manager (which I tried and didn't like at all)

mobile home parks can be great investments, but I agree you need to do your research before you jump in. I just recently purchased my first park and there are a lot of moving pieces especially with park owned or financed units. There are some great books on MHP and a lot of great info on here.

Question, I have a judgment against a tenant, if the tenant takes the full ten days to move out and that drags them into a new month, am I entitled to file for another month of rent? Tenant agreed at the hearing to leave by the first and didn't. Thanks for any help

I have been reading the blog, forums, listening to the pod casts and basically taking in all the knowledge on the site I can for the last few months so I wanted to say hello from Pittsburgh.
I have been investing in Real Estate for a while now and this is one of the best sources of knowledge I have ever stumbled across.

Hi Dan. I'm new to BP but from the pgh area. I find in my flip business if you have the means to hold properties that you can rehab in the fall/winter it really helps in the spring because you have inventory to sell. Just an idea. Good luck.
