Thanks @Kerry Baird, I was talking with ridge lending and they have recently stopped the all in o e heloc product.  I think in this environment lenders are changing requirements, guidelines, and product availability daily.

@Guifre Morai am searching for a HELOC or refi so I have some capital to take advantage of any future deals, sounds like HELOCs have been frozen, anyone have any info. FYI, this is on investment property and not primary.

Thanks for the input, another question I have is what is the best plan of attack with other portfolio mortgages.  I have another 9 mortgages, I really like the payoff escalation with this program so do and can I do another all in one on another property and run all my rental and personal finances through the second one or what?  If I did open another all in one do I still keep the first all in one account open and have money available there?  I have downloaded a simulator and it is indicating I could pay off mortgage in less then 5 years.

I’ve come across this all in one loan product and it seams too good to be true, if you don’t know about it google it or YouTube and see for yourself. I would try to explain it but trying to wrap my head around it myself. Any knowledgeable experience would be appreciated.

BP community, help me settle a debate with a colleague, here is the scenario:

We have a friend, let's say his name is Bob, he would like to leave his w-2 job. Bob, mid 50s, currently has 20 doors averaging $450 cashflow a month, 9 grand total. Let's say around 1.5 million in equity. Portfolio comprised of SFR with a couple small multifamily. He would like to reach $15,000 CF a month in next 2 years, what is his best strategy to achieve? Thanks in advance for the input.

I have 4 Airbnb’s. They are profitable and a lot less wear then FTR. I self manage and have a great cleaner.

Ours is $15,000 a mo to replace husband W-2 job by 2021 is our goal.

Current CF is $9800!

We have 19 doors, 4 Airbnb’s. Mix single family, duplex and multi.

Goal buy is to buy more multi and or syndicate.
