@Nadine Massarelli thanks so much, I didn't really think of using private money and have just reached out to someone tonight to see if it's something that would be worth pursuing.
@John Thedford I have the book, might buy it in Audio version so I can get smart quicker during the commuting time. MA is very expensive, so 25% of a deal here could put you out up to $160k easily...Not an easy market to get into quickly....but I'll definitely be trying to find better options.
@Account Closed's book on no money/low money down asap!

Hi All,
Wanted to reach out to see if any investors might have some properties down in the San Antonio, TX area for a few months.
My folks are looking to relocate and want to look into investment property, but need a fully furnished place to stay for a couple months while looking around. They are looking for Jan/Feb timeframe so I wanted to reach out now to see if I might be able to help them out and get them situated during their search.
Any thoughts or recommendations or even someone on here that might have properties down there that they could talk to would be great!

I have been reading posts on BP for a few weeks now, and many people have posted that they were able to buy (non owner occupied) multi-families with minimal money down. Some as low as 5%. HOW? My broke tells me it's impossible. Minimum is 25% down. I'm very interested in letting my cash earn multiple properties, so if there are any secrets, please unleash them for all us investors.

I decided to end pursuit. I emailed the seller and told him what my numbers were showing and the value based on his numbers and gave him my valuation/pre-offer numbers. If he gets back to me, depending on what he says, I might entertain things if he brings real bank account statements to the table, etc...otherwise, my cost analysis was probably enough that he's going to steer away from me and look for someone that doesn't understand the numbers as well......I can't believe how one could blindly put numbers together to make it look good and not even make them realistic....amazing!
