At that price point I would look at Ohio and Alabama markets.

Hey Deano,

Most lenders here on BP lend to LLC, and Corps. What type of asset? Is it a value add project, or are you buying turnkey?

Where are you doing deals?

1.) Partner with a Hard Money Lender who understand wholesale deals, and doesn't have a problem financing assignment fee's. Some of the biggest wholesalers I speak to say 60-75% of their buyers are using Hard Money/Private money. If the deal makes sense for all parties, the lender can push the property to its investors with the financing attached. Becoming an affiliate will allow both ends to track KPIs and monitor deal flow. 

2.) You would use a CRM for tracking and your sales funnels/constant contact will have you always staying in contact with buyers and what their specific buy box is looking like. This is the reverse wholesale method.

3.) Mastermind networks, Lenders, REIAs, Investor lift (Pricey), and depending on code enforcement bandit signs still work.

4.) You call it. Use VAs if needed.

Hey John,

Not from BP, but I have personally done that on rentals myself and I do it for clients regularly.You just want to structure Operating Agreement the correct way depending on what you do with the guarantor.

Might have issues with the minimum loan amount for this. There are plenty of good lenders under the find a lender tool here on BP.

HELOCs aren't really offered on investment property. There are cash-out DSCR options that allow you to tap into the equity.
