@Marlon Jackson You have to be able to properly train the VAs. I think services like Lamassu are game changers for wholesalers. You only talk to highly qualified and motivated sellers and you don't waste any time training the VAs. Check out @lamassuleads on IG. There are other services, and they will simply put out a higher volume of calls vs some of these VAs

Many investors who over paid in recent years face challenges when attempting to refinance into DSCR loans, as the numbers/ratios don't align favorably. It's crucial to be well-versed in the guidelines established by HMLs offering long-term products. For instance, if your property is listed for sale below its appraised value or if you reduce the asking price during the listing period, most lenders base their lending decisions on the lower of the two values. Consequently, investors may find themselves in a situation where bringing cash to the closing table during the refinance is necessary, which might not be feasible. Alternatively, DSCR ratios may not work out due to efforts to maximize the loan amount and avoid additional cash contributions.

There is a fantastic group call WREN (Women's Real Estate Investors Network) It's essentially a REIA for Women to swap ideas, share stories, network, etc. I have spoken to the group here in Orlando and there was a ton of knowledge and resources in the room.

Hey Will!

I personally think Using hard, private money, or creative financing for real estate investments offers significant advantages. Firstly, it allows you to quickly scale up your REI business by engaging in multiple projects or pursuing opportunities in a higher price range that may exceed available cash reserves. Take, for example, a $100,000 investment: with all cash, buying an $80,000 property and investing $20,000 would mean keeping 100% of the profits. However, leveraging this with hard money on four deals, even with an 80% return, results 320% return on the same $100,000. Alternatively, you could use the funds to purchase a $250,000 property for rehab, potentially yielding a higher return for equivalent effort. Choosing hard money also maintains liquidity, allowing you to stay nimble in the market and capitalize swiftly on good opportunities when they present themselves. Striking a balance between leveraging hard money and preserving liquidity enables investors to optimize their investment strategy. If the flip is more of a passion project and you have plenty of reserves you can save on costs going all cash.
