so i am very new to this rei world and have found my share of deals one too big and profitable to pass up.  currently I'm in the process of rebuilding my credit its going well but not a very fast thing to do.  I've come into a few amazing deals and I'm having trouble finding money to fund them the hard money loans want way to much and make the deal almost impossible to do and i can't find a conventional loan because of my credit. please any help here would make my day and depending on the help I'm willing to include you in some nice return if it goes well

i have a slight issue and have heard horror stories about leading i just started my llc for my investing business and found a great opportunity to buy a commercial mixed use building located in my home town in new york. now i guess my question really is what do you think the best method to finance this deal is without any assets in the lcc at the moment

ok heres where i am stuck maybe this will help theres a house three doors down sold for 255k BUT had a driveway and it was not updated as much as what i will do there is ample on street parking with that houses driveway it had a carport in back as well also feel that added value to the home so I'm staying safe with my numbers and saying closer to 200 resale. the contractor came recommended from a investor that has used him before and has an extensive profile of his own

sounds like a scott yancy from fl;ripping vegas horror story they were here in ny and sucked a few people i know until they spoke to me about what it was they were about to do and i stopped them thank god

they call it private money because its a private relationship between you and that person lending you the money.  I've found some luck going through private money only because friends of friends have deep pockets and want to get into investing my advice is find a deal or possible deal run some numbers and join your local rea group and they can guide you to better fit your needs

@jeff tracy I'm also from peekskill myself grew up on constant ave I'm good with knowing the area just nervous as this being my first flip well this being my first offer on a flip anyway not yet mine

the nerves are in general i have not found much with less work with room for profit maybe I'm not looking in the right places i don't know this is all a big learning process for me
