@James Wise your grading of certain areas of Birmingham are wrong. You have never rode the streets in this 4 county area and talked to the postman and utility workers like I have. These people work these streets everyday.
35215 Center point is a shooting zone a D not C area. I own a property there in Huffman city of Birmingham it’s a C-
35023 Hueytown is a B not a C. Good schools and great neighborhood and police department. I own a house there also.
Bessemer is a D not a C. I would not own a property there.
Moody is an A not a B due to the great schools.
Leeds is C not a B due to only fair schools.

@James Runkle I have successfully eaten used the cash for leaving the property in a timely manner along with not tearing up the property. I use the term “relocation expenses “. Good luck 😉.

In reference to section 8 housing I wouldn’t touch it. The guarantee of some rent not worth the hassle and back end costs. Good luck. Jp

About 3 years ago the $400 inspection cost saved me about 25k because of a cracked and sloping slab home built in early 2000 l’s when just were throwing up houses because of the demand at that time. Good luck JP

No but he’ll no. No family no friends or any ones profession starts with a P. Preacher plumber painters policemen professor or physician. An old time landlord told me that 20 years ago and it works. Good luck jp
