My question for everyone is in regards to building a team for Commercial MF investing out of state, with the intent to eventually get into syndication. 

For those of you with experience in this area and invest out of state, are your team members relatively close in proximity to where you live? Or are they in the general vicinity of your properties?

I understand that certain members, such as PMs and REAs, will need to be local to the properties themselves, but what about other members? IE- accountant, RE attorney, SEC attorney, lender?

Please advise! Thanks in advance for your time!

Thanks for the response! Makes sense.. Seems like my next step is to actually get out there and walk the property with some GCs.. What exactly do you mean by "mechanicals"?

Greetings,

I have recently started analyzing some deals in the small apartment building realm. For the past year or so, I have been reading everything I can and scouring the BP forums and now its time to start taking some action. 

When determining the value of commercial multifamily, I understand one would apply NOI/Cap Rate. But what if a property has been vacant and boarded up for a few years?

Any feedback would be much appreciated. Additionally, I am currently in CA and looking for places in AZ/NV. Any other recommendations in regards to getting started with out of state MF investing are welcomed as well!

@Alyssa Dyer In all honesty, no progress has been made! I am still very interested in this pursuit, but a few life events have caused me to put the RE investing on hold. I'm still very interested and motivated to get in the game, but I will need to wait at least another 6 months until I'm able to take action. I'm constantly reading, learning, soaking up any information I can. Will update everyone once there's some action! Thanks for reaching out, Alyssa!

@Will G. - I am specifically looking for Small Multi Family units, but not opposed to SFRs.. I'm looking for something distressed that I can have fixed up in order to turnover some decent cash flow. I spent about 6 years in Knoxville while attending UT, and my wife was born and raised there. I have a pretty good feel for the area in general, but kind of lost from an investing stand point.

Hello everyone! I'm wanting to get involved in the Knoxville area, and I'm looking for recommendations for any investor friendly R.E. Agents, lenders, property management companies, contractors, etc. Specifically hoping to get into buy and hold/BRRRR with small multi families being the main focus.

I'm currently in the "sharpening my axe" phase and trying to get all of my ducks in a row before I invest. 

I've got family in the area and went to school at UT, but I would love to hear any recommendations from the BP community!

Thanks Jose Guevarra ! I appreciate the advice! Wholesaling is an area that I need to do some more research on.. Will reach out to some companies and see what they’ve got to offer.
