Thanks @Ashish Acharya for the clarification

I was hoping I could get some assistance in regards to a tax question about LLC ownership. If you own a portion of another LLC with an LLC you are currently managing are there any separate tax implications? My initial assumption is that there are no further tax implications as they would both be flow through entities.

Hey Ben, I have found these condos to be a great investment especially for a newer investor. We rent ours by the bedroom which and have been able to keep high occupancy overall. The issue now is there is so much competition for these units the prices have gone through the roof over the last 18 months. I would recommend researching each community as some are not as desirable as others and offer different amenities/ HOA fees. They are non-warrantable so not all lendors are willing to lend on them or you may have to pay a much higher %. We were able to get a loan through a local credit union that was able to keep the rate low (though it was an ARM). PM me if you have any further questions happy to assist!

Great episode, as someone newer to investing determining what a good strategy is seems to be a moving target, so many shiny objects.

One point made was that Loopnet was not a great resource for finding multifamily properties, but as a newbie to multifam/ commercial, does anyone have suggestions on where else to look?

Should one just reach out to different brokers in a given market and let them know your investing parameters?

Thank you for the replies! I calculated a 6-7% Cap rate, based on full occupancy of all 4 rooms, HOA dues, 1% for repairs and 10% vacancy.

My largest concern is the volume of how many on the market and what the occupancy % is within the communities.
