The old adage goes... "God only made so much waterfront property".

On HUD properties, investors snap them up almost immediately. This is due to the fact that this is a high demand, buyer's market.

Rents are very strong but first, you have to find one... A 3/3 high rise Condo will run way over a million dollars.

You may be better served looking a bit further north at Cape Coral or even as far north as Port Charlotte.

At this point, weigh the pros and cons of owning and managing versus owning and farming out the management responsibility so you aren't unclogging toilets at 3 AM...

We have just done this with investors from Norway and New Zealand.

I would suggest the west coast of Florida (Tampa)... Beautiful location, beautiful weather, good schools if you pay attention to school districts, and...

Look online for a law firm experienced in "quiet title" actions.

Consult with them and ask if in your State it is needed in case of liens, law suits, etc. from the previous owner.
