Huiping works for an "investor friendly" HUD Brokerage.

As such, she can set up custom searches on MLS based on your criteria that can be delivered right to your in box, then if you see a property you love, she can also make an offer on it for you and then "work the deal" on your behalf.

Further, she can add you to our HUD weekly update list, and you will receive a multi-county spreadsheet of every property HUD has listed.

If you are an "investor friendly" Brokerage, then you work with ALL types of investors and, like us, are investors themselves.

If that is the case... and not just hype, then the three suggestions are inherent to doing business.

In our case, we are a larger HUD Brokerage, and because of that have a strong relationship with a HUD approved Title Company with multiple offices who can do a number of things:

  • Mail away closings - We support investors as far away as Norway
  • Simultaneous closings - We work with a number of wholesalers so this is vital. It also answers your first two questions... Assigner does not need to be there as the "A to B" can be prepared ahead of time, mailed for signature and returned so that the paperwork is there.
  • Double closing is a bit of a misnomer... For deals like HUD, there is a "flow" of how the deal is done. I can explain off-line if needed.
  • There is also a "process" for qualifying a foreign entity... I can explain that as well.

I run it past my accountant first. He knows all the costs involved and the sell price, does an estimate of capital gains taxes to the person whose name is on title, we take that estimate and show it as a cost so the burden isn't on the title holder.
