Unfortunately, @Wayne Brooks is correct.

If I were you, I would talk to members of your local REIA and find a good, local real estate attorney.

When you speak with the attorney make sure to ask if they do quiet title actions.

I'm going to offer a different thought...

We are a Brokerage that works with all sorts of investors.

Example... We just found a furnished pool home near Disney for an investor we work with who lives in another Country.

We introduced him to a very good property management Company and they kkeep the property maintained and rented.

Now, instead of coming here and paying to stay in a hotel, he can bring his family, write it off as a business trip, enjoy Florida, the pool, and the "free" place to stay.

What I would suggest for you is to "House Hack". Buy a Duple-Fourplex, and occupy one unit. You can work on it if you want, or we can help with contractors. This way, your housing problem is solved and you have rents coming in that will py the mortgage. Benefit of this type of housing... if one unit goes vacant, you still have the others paying rent to help with the mortgage.

Recently did this with another investor... It was a Fourplex. He moved in and started rehabbing his unit. The next vacancy that occurred, he fixed it, moved in, and rented the one he moved out of, next vacancy... he will do it again. At the end of the rehab cycle, he has a fully redone property to either sell, or hold, and can use the equity as surety on a mortgage for another home.

We work with investors from out of State and out of Country that want to expand portfolios to include rentals.

Do you also do long term rentals, or just "holiday homes"?

Consider a plan like this...

Join a REIA like CFRI...

Go to the monthly meeting and network, looking for a good long term property management Company that will unclog toilets at three AM for you and collect rents, etc.

Work with an investor friendly Realtor looking for duplex through fourplex rental properties.

Having that type of property, the chances of having the entire property vacant are slim, so you always have cash flow for the mortgages.

We are a HUD Brokerage in Florida... As such, we bid on homes for investors that are HUD properties.

All of our agents are in Florida. We looked into it, but to join in another State, you need to pay a bunch of fees, have a Broker in the State, and a bunch of other fees, so we stayed in Florida for the time being.
