If I were you I would look on CraigsList under services offered, skilled labor.

You need a licensed electrician to do the work.

If your REIA is like the ones around here, just post with them and ask for a referral...

If you can find a "cutesy" one that is easy to remember... register it, then use that same tag to get an email address from one of the free providers.

When you have the domain and the e-mail address to receive, then get business cards.

At that point you will have the contact info required for the card and you can get a website later.

It's not about having a card, it's about establishing an identity long term.

Go on the internet and download a business plan template... Fill it in with the information that describes what you want to be doing. (It will also help you figure out what you DON'T want to be doing.

Treat this like a business, not a hobby.

Make sure you place your license with an "investor friendly" Realtor...

They should have multiple comp plans to accommodate your private investing.

Depending on the lender, consider this... Every HUD property comes with a PCR (Property Condition Report), in addition, the ones that qualify for FHA or a 203K loan will also have a PCS (Property Condition Summary) which details the repairs needed and assigns a dollar amount that can be used an an escrow holdback to do the loan, then get the repairs done after purchase.

See if you lender will take those into account as a reason that there may be a failure on the appraisal. If they will, then you are home free...

If you are considering doing it before you own it, CWIS will see the repair on their inspection visit and issue a "cease and desist" to keep you off the property.

If your bid was already accepted, AND you have already submitted the contract and EMD within the two day window, the clock is ticking... Get answers from the lender NOW... If they are hung up on the water... find another lender to do the deal, then refinance after you own it.
