We do a lot of that here in Florida using our HUD approved Title Company to do simultaneous closings.

Everything stated above is true. You MUST close in the name of the buyer on the initial approved contract.

You might consider taking title as an LLC and then transferring ownership of the LLC with one asset to your customer.

A possible work around... On the page of a property, there is a tab called addendums, click that and look for the listing broker's information, then go to their website and you will usually find THEIR listing for the property and it will usually have a lot more pictures.

We are a larger, HUD approved Brokerage in Florida...

We work with investors and do HUD homes for them all the time (right now we have four in process).

We offer regional spreadsheets to the investors so they can track bids, and do all the paperwork.

Good news for you... I get paid directly by HUD as are the listing Broker and the Title Company.

The Title Company we use exclusively is also HUD approved and have been doing HUD deals for decades.
