Why have negative cash flow when there are opportunities in other markets to obtain positive cash flow? We've got a great balance of cash flow and appreciation here in Clarksville, TN. I'd keep searching... don't settle for negative cash flow

My market seems to be over-saturated with operators. STR works for certain markets and with certain properties.... But I am seeing a lot of people trying to force it to work or hope that it works in the wrong market or with the wrong property. Lots of folks are listing their properties as MTR's as a plan B or simply selling.

You can still leverage a HELOC without refinancing. Some lenders will allow you to have a HELOC in 2nd position. Rates may be a bit higher but you can't have your cake and eat it too. It is a powerful tool you can use to scale, although it may not be the cheapest option - it can still be great for the right deal!

I've used them several times. I don't think they are the cheapest but they've certainly proven to be reliable. They've closed loans for me that I thought would not be possible.
