Keep searching. You will most likely have to go out of state. You'll want to find submarkets like Clarksville, TN that fewer people have heard of. We are still seeing opportunities for cash flow and decent margins on rental properties

Check out asset-based lenders, local banks and credit unions, or non qm lenders. Depending on your situation, one of these options should be able to get you a loan!

In my market, I recommend increasing your down payment until you can get your desired cash flow target. If/when rates come down, you can refi and get some cash back or reduce your rate. If they don't go down, at least you're still cash flowing.
