I usually analyze real estate in terms of cash flow and cash-on-cash return. I am curious, is anyone analyzing and buying real estate for appreciation alone? If so, what are you looking for? How do you analyze a deal?

    The average asking price for rent on a 3br, 2ba home in Clarksville, TN is $1,729/month. 

    The average asking price on a 3br, 2ba home for sale in Clarksville, TN is $321,799. With a 5% down payment, a buyer could expect a monthly PITI payment around $2500 - $2700 /month.

    Could rental rates increase as demand for rental homes increases (because purchases are less affordable)? This could be good for rental property owners. 

    Buyers do have a lot more leverage in this market because homes are sitting on the market and sellers are offering concessions.

    There are deals many markets! I'd recommend focusing on a few markets and then building solid connections with local brokers an property managers in those few markets. The deals may be less frequent (as opposed to looking in many markets and/or nationally), but it'll be easier to vet deals as they come, both because you have a more intimate relationship with your team and because you have narrowed your scope/criteria.

    Hello Meagan! I'd recommend narrowing down your interests a bit more. What kind of real estate interests you? What do you hope to do with a real estate career in the long-term and short-term? There are SO many ways and directions you could take a career in real estate. Once you've got your ideal career mapped-out, it'll be much easier to find a good starting point. Find someone established and reputable in the field/niche you're looking into and then work for them for free!

    In my market (Clarksville, TN), most real estate agents will have access to buildings of that size via the local MLS (we are in a smaller market outside of Nashville). Connect with a great investor-friendly Realtor on forums like this one or on city-specific, real estate investor Facebook groups in the markets you are looking into.
