Just spit balling here...

-Move money to stocks - relatively cheap now

-Financing balloon (they either need a new loan or have to sell - and a new loan may not be practical)

-Upgrade - perhaps they've gained some equity recently and they want to redeploy that capital to a larger building and take advantage of the economies of scale

We recently implemented virtual staging! It is very affordable and easy to implement! Tactics like these weren't necessary in the crazy market we saw over the last couple of years but they are a must-have now!

I don't think finding the property will be the challenge - I'd be more concerned with your ability to qualify for financing (and interest rates). No matter which market you land, I believe there is a way to make a house-hack work!

I got started with house-hacking as well. Also, being self employed, I've also had to rely on creative financing, DSCR, etc.

My challenge to you - you've got a significant amount of capital saved up, you could probably start now! Why wait!

Something that many people are overlooking is the very real possibility that we may just have a normal cycle (i.e. not a crash like many expect because of what happened in 2008). What if is just a very moderate slowdown that rebounds back into very moderate/steady growth?

In fact, that's what my crystal ball says will happen!

You can also wholesale a Sub-2 deal just like you would a normal transaction. I'll pay good money for a sub2 assignment all day!

I highly recommend reaching out to local credit unions. I've found that they've been very flexible and offer that product in my market.
