Good question! While I do not have the direct answer, perhaps this could help... I worked a similar deal and I was wondering the same thing with a different mortgage lender. I was able to get in touch with someone from their loss/foreclosure/forbearance division and pick their brain. The guy was very familiar with due on sale and was able to assure me that his company does not call notes due. If you can get in touch with someone from USAA who works in that space, that is probably the best was to get an answer to your question (it may take quite a bit of calling around and asking to speak to the right person)...

Clarksville, TN is a great, stable, recession-resistant market. I like to say that in Clarksville, cash flow meets appreciation. We've got great growth prospects and there are still opportunities for investors who have been priced-out of more expensive markets.

Check out the hidden gem of Clarksville, TN (near Nashville). Clarksville is where Cashflow meets Appreciation and has some great mid/long-term growth prospects!

Check out Clarksville, TN if you are considering out-of-state. We are seeing a lot of folks, who are in a similar situation, analyzing our market. I always say that Clarksville is where cashflow meets appreciation. We have a very well-balanced, stable, recession resistant market!

That is a fantastic lesson learned! That lesson will serve you well the rest of your investing career! One of the most often-overlooked hidden costs that investors miss is ... opportunity cost - it's what my economic professor once told me ... "it's what you lose when you choose." What could you have done with your time otherwise? On the face of it, project profit might look "better." However, from a holistic perspective, you may have actually "lost" out.

The best way to "provide value" is play to your strengths and passions. First, do a self-assessment. What are you really good at? What are you really passionate about? Once you've determined that, it will be a bit more clear to you. Depending on where you want to take your investing career, your next step will be to align yourself and connect with the folks in that space. Try to determine their needs. Then, knowing your strengths and passions, you can offer to serve them in the most effective and efficient way possible.

Your best bet is to find a local company that can manage for you. We provide turnkey Airbnb management services in Middle-TN. A local company will have access to the team, vendors, resources, and local-market knowledge that a national company will likely not be able to provide!
