I'm here in Clarksville and we are seeing a lot of townhome developments! What is your strategy/niche in this current market environment?

I believe that there are opportunities in any market (even on-market / listed properties). By analyzing some creative ways to finance a deal, or some innovative ways to add value, you can turn a property, which on the surface of it may not look like a "deal," into an opportunity that can meet your target returns!

It's okay to acknowledge your own strengths and weaknesses. Surround yourself with people who are good at the things you struggle with. Leverage your own strengths to add value to others, because there is always out there who needs whatever it is you can bring to the table!

We've got a couple opportunities like that in my market! I think if you stay creative and diligent, you can find a deal that works in any market or market cycle!

I'm seeing very similar trends in my market (with essentially the same price points). I believe your strategy will still work in the changing market. By sticking towards the lower end of the price range and remaining in desirable areas, flipping is still a viable strategy. 

On the flip side, at the $300k+ price points, there will be new opportunities opening up as the higher end of the market shifts to favor buyers. Creative financing strategies will be more effective at these price points!

On the traditional mortgage side, it is pretty difficult to work around the work history requirement. If you're set on FHA, you can try to get a loan if you have a very strong co-signer (although I am still not sure that would be enough).

If you're just getting started, you might have better luck pursuing some creative financing strategies (rent-to-own, lease options, seller-carry, etc.)

What are some things your property manager does that you truly appreciate? How does a great property manager add value to you as an investor? What do you wish they could/would do to add additional value and service you as an investor?

On the flip side, what are some things your property manager does, or fails to do, that you feel should be improved? What are some bad things you've experienced?
