Welcome Russ! I'm located in Clarksville, TN (Fort Campbell, KY - 101st ABN DIV). I'm an Army Veteran and I totally understand your analogy regarding risk mitigation! With any real estate deal, you should have multiple exit strategies. For example, if you're flipping a property, you should also run the numbers as a rental property or Airbnb. If the market turns or the rehab doesn't go as planned, what will you do next? You can also mitigate risk within a strategy. For example, when purchasing a single family home or duplex as a rental, maybe you want to mitigate risk by reserving funds for capital expenditures and vacancies!

One other thing to consider is, what will your expenses be after you join the program and pay your "tuition?" Are you going to be expected to fund a marketing campaign? Hire a team? etc. Your expenses likely will not end with your buy-in - that is likely only the beginning! 

Build at least a little bit of cushion!

My advice would be to find an agent that is hungry. This may be someone who is new to the business but it is precisely those folks who will answer your calls and go above and beyond to serve you, as they try to build out their own business. Sometimes when you search for "top" or "best" agents, you find those who may be too busy for a new client.

I wouldn't rely on a hard money lender to guide you purchase a better deal. Either way, it is you that will be held accountable to the result. You should be the one doing the due diligence. That is not to say, however, that a hard money lender won't steer you away from a really bad deal - for no other reason than your deal has to meet their underwriting criteria (ARV, rehab, etc. have to make sense, broadly speaking).

While this is not a direct answer to your question ... have you every considered a lease-option, rent-to-own, or a mortgage wrap? All of these options may be easier to set up than a partnership and still would allow for some skin-in-the-game!
