Hey Thomas, let me know if you'd consider another market. Many out-of-state investors choose my market. I try to serve as a one-stop-shop for them (sales/property management/recommended lenders/contractors).

Have you considered investing out of state? We've seen a large influx of out of state investors in my market over the last couple of years ... and for good reason too!

The answer to this question will be largely market-dependent. For example, in my market, I would recommend using the cash to purchase 4-5 single family homes outright. You can buy properties right off the MLS for a 5-15% discount using cash and sellers are offering concessions to buyers. Historically, single family homes have appreciated greatly here and, given population trends and the favorable local economic environment, it is still a very hot market. You could probably gross $6000 - $7500 in rents on 4-5 SFH's.

If you can buy with cash, I say go for it! You may be able to negotiate better terms on the purchase and you can always get a loan on it later!

Clarksville, TN is still a great place to invest. We have a great balance of cash flow and appreciation!

The rental rate still matters, especially if you plan to move out at some point and still retain the property. You will want to make sure it still makes sense as a regular long-term rental. I think every deal should be analyzed on a case-by-case basis though. Run the numbers "by-the-room" and as a long term rental and don't just count on the 1% rule.

I've seen folks buy distressed multifamily property just because it was "distressed." This may be obvious to some..... but just because it is "distressed" does not mean it is a "deal." You still have to buy at the right price and have an exit strategy.
