If you can buy with cash, I say go for it! You may be able to negotiate better terms on the purchase and you can always get a loan on it later!

The rental rate still matters, especially if you plan to move out at some point and still retain the property. You will want to make sure it still makes sense as a regular long-term rental. I think every deal should be analyzed on a case-by-case basis though. Run the numbers "by-the-room" and as a long term rental and don't just count on the 1% rule.

I've seen folks buy distressed multifamily property just because it was "distressed." This may be obvious to some..... but just because it is "distressed" does not mean it is a "deal." You still have to buy at the right price and have an exit strategy.

In my opinion, it is often easier to build capital by buying and holding mid/long term. For example, rather than fix and flip, you could use that money for a down payment on a regular rental property. In my market (Clarksville, TN), you can buy properties right off the MLS for a 5-15% discount and have built-in equity. Additionally, sellers are covering closing costs in many cases. You may be able to sell that same property in 12-24 months and cash out on the equity. I think you've got a better chance of building capital this way.
