Hey Michael, I am a broker and property manager here in Clarksville, TN. In my humble opinion, your business plan will be much more important than the market. Sure, Nashville is a great city - but it is also very competitive. There are so many ways to succeed and build wealth with real estate (in any market). I think the better question to ask is, in any given market, how will you differentiate yourself and add value to the marketplace?

Consider the screening criteria they use to qualify your tenant! Property management companies vary greatly (even within the same market) on their qualifying criteria. Make sure you are comfortable with who they place in your property!

Cash flow is tough right now! Get your foot in the door and aim for a break even (if it means you can get started). If possible house hack (on a single family or small multi).

Inheriting tenants isn't necessarily bad - just do your due diligence on them (as well as the property itself). Are there deposits on file? Do they pay on time (all of the time)? Review their applications and the screening process used to approve them as well.

Welcome! Start by clarifying your goals and vision. Once you know exactly what you want to achieve, your path will be more clear. How much passive income do you want? By what date?
Narrow it down to a few markets / property metrics and connect with a great real estate team in those markets.

Start with an established team member in your desired out-of-state market. A great broker, property manager, lender, flipper, etc. can open many doors for you and allow you to leverage their networks. You don't have to reinvent the wheel - just align yourself with a great group of folks who are doing what you want to do in that market!
