Consider the screening criteria they use to qualify your tenant! Property management companies vary greatly (even within the same market) on their qualifying criteria. Make sure you are comfortable with who they place in your property!

Cash flow is tough right now! Get your foot in the door and aim for a break even (if it means you can get started). If possible house hack (on a single family or small multi).

Inheriting tenants isn't necessarily bad - just do your due diligence on them (as well as the property itself). Are there deposits on file? Do they pay on time (all of the time)? Review their applications and the screening process used to approve them as well.

Quote from @Ankush R.:

Hello everyone,

This is my first post on BP. I'm planning to invest in Cincinnati, Ohio, specifically near the University of Cincinnati (UC), and I could use some guidance. I'm also looking to build a reliable team, including an agent or property manager, to assist with this long-term investment.

If you have any recommendations for the area, I'd love to hear them. I'm also open to any advice or alternative suggestions you might have.

Thanks for taking the time to read!

Quote from @Corey Blake:

Good morning all!

First and definitely not last post or question here. I looked around a bit and didn't find anything that came up in relation to my personal question. Anyways...!

I am looking to purchase a multi-family home, outside of New York due to tenant-landlord issues here (really the fear of it). My goal is more for passive income/break even along with wealth later in life, currently 35 YO. I've been doing homework, listening to pod-casts, reading and the knowledge out there is phenomenal and overwhelming at the same time. I do not have any affiliation with others locally or anything either to discuss, willing and open to knowledge and conversations!

That being said, if doing so, what is the best way to go about it? I'm sure I'll have many more questions to follow as well.

Appreciate you all!

Welcome! Start by clarifying your goals and vision. Once you know exactly what you want to achieve, your path will be more clear. How much passive income do you want? By what date?

Narrow it down to a few markets / property metrics and connect with a great real estate team in those markets.

Start with an established team member in your desired out-of-state market. A great broker, property manager, lender, flipper, etc. can open many doors for you and allow you to leverage their networks. You don't have to reinvent the wheel - just align yourself with a great group of folks who are doing what you want to do in that market!

I think many folks getting established simply may not have the cash. If you have the cash available, it is not a bad option, especially with current rates.

Howdy!

Considering buying/renting in Clarksville. Lots of folks make the commute. Clarksville is more affordable and has better rent-to-price ratios.

I am a property manager, broker, and investor here in Clarksville. Let me know if I can be of assistance!
